There have been better times for your roof:  Roofing usually lasts 20 to 25 years, depending on the local climate and the type of construction material used.  The roof is probably nearing the end of its useful life if it is more than 20 years old.  However, don’t wait another 20 years to get your roof inspected.

Shingle damage:  On shingled roofs, look for cracked or curled shingles.  The shingles have been damaged.  This makes it quite evident that a new roof is needed.  Additionally, look for shingle fragments in your gutters.  Your shingles are at their worst as a result.

Degraded Chimney Flashing: Tar and cement flashing erode over time.  Make sure the chimney’s flashing is in good condition.  Since metal flashing is more waterproof, it’s usually a superior option.

Light Is Visible: You can see light by looking at the roof boards in your attic.  A major issue is sunlight leaking through the openings.  Unexpected cracks and holes let air in and out of the house, which accounts for almost one-third of the annual heating and cooling costs for a typical household.  To save money and prevent roof leaks, you should hire a roofing company to handle some extensive roofing maintenance and repairs.

Roof Leaks: If little leaks are not controlled, they may soon become larger ones.  Leaks are frequently the first sign of roof degradation.  Homeowners typically incur yearly maintenance and repair expenses that increase over time and typically range between 4% and 5% of the home’s worth.

Growth: The presence of mold or mildew on the walls and ceiling may indicate a leaking roof, a basic plumbing issue, or moisture.  Before starting a roofing project, make sure the house has adequate ventilation, the insulation remains dry, and the plumbing lines—especially those in the bathrooms—are not leaking.
